HOA & Community Management

Atlanta Community Services (ACS) is the management company for Whitfield at Ridgewalk Homeowners Association, handling dues and financial administration, covenant enforcement, architectural review, and facility maintenance oversight.

For general inquiries and to reach HOA board members directly, email whitfieldatridgewalkhoa@gmail.com.

For emergencies involving HOA-maintained common property, contact ACS as soon as possible at (678) 730-4342. If there is an immediate threat to life or property, call 911 first.
Notify ACS whenever your mailing address, email address, or phone number changes, through the resident portal (acs.cincwebaxis.com), so you continue to receive community announcements and important HOA communications.

HOA Assessments

HOA assessments are managed by ACS. Pay online through the resident portal (acs.cincwebaxis.com/account/quickpay), where payment options and account information are also available, or by mail with a check made payable to Whitfield at Ridgewalk, sent to:

Assessment schedules are established by the Association. Contact ACS for current payment deadlines and account-specific information.
Questions regarding balances, payments, late fees, or account history should be directed to ACS at (678) 730-4342 or through the resident portal.

Architectural Review

Yes. Most exterior improvements require approval from the Architectural Control Committee (ACC) before work begins. Examples include fences, decks, patios, sheds, roofing, exterior paint, landscaping changes, and other visible modifications.
Architectural Review Requests should be submitted through ACS along with any required plans, drawings, colors, or supporting documentation for review by the ACC.
Review times vary depending on the project and the ACC's schedule. Homeowners should wait for written approval before beginning work.

Community Amenities

Whitfield at Ridgewalk offers the following amenities:
  • Community swimming pool
  • Kiddie pool
  • Covered pavilion with BBQ grill

Residents are expected to follow all posted community rules while using these amenities.

Pool

The community pool operates seasonally, typically opening in late May, around Memorial Day, and closing in early September, around Labor Day, though exact dates vary and are announced by the Association each year.
Standard pool hours are 7:00 AM – 10:00 PM daily. Hours are also posted at the entrance.
A key card is required for entry, and each homeowner is issued two pool access cards. Pool access is available to homeowners whose HOA accounts are in good standing. Restrooms and showers are available on-site. Contact ACS if your card is not activated.
Replacement pool access cards can be purchased through the resident portal’s Purchase Community Items page. Contact ACS if assistance is needed or if your card is not activated.
Pool access is tied to your HOA account standing, so the most common reason a key card stops working is a past-due balance. You can check your account status anytime through the resident portal (acs.cincwebaxis.com), or reach out to ACS at (678) 730-4342 for help getting things sorted out. If your account is current and the card still isn’t working, ACS can look into it for you.
Guests may accompany residents while following all posted pool rules. Residents are responsible for the behavior of their guests, and children under 16 must be accompanied by an adult.

Pavilion & BBQ Grill

Yes. Whitfield at Ridgewalk features a covered pavilion with a BBQ grill at the pool that residents may enjoy for family gatherings, cookouts, and other outdoor activities.
Residents can reserve the covered pavilion and the nearest round table for private gatherings in 3-hour blocks. Email whitfieldatridgewalkhoa@gmail.com with your preferred date and time, and you’ll receive a confirmation if it’s available.
  • Reservations are capped at about 25% of pool capacity, or roughly 50 guests
  • Parking is limited in the pool lot; street parking is allowed, but please ask guests not to block the road or any driveways
  • You’re responsible for making sure your guests follow the pool rules and that the area is cleaned up afterward
  • Once your reserved block ends, please free up the grill area for other residents
  • The pool itself stays open to all residents during your gathering; the reservation covers the pavilion and table only

A resident who has reserved the pavilion has priority use of that space for their 3-hour block; residents without a reservation should yield the area to whoever has it booked.

Residents should leave the area clean after use and respect nearby homes and community quiet hours.

Before leaving the BBQ grill:

  • Turn off all burners and the gas tank valve
  • Clean the grill grates
  • Clean up any spills
  • Wipe down the BBQ
  • Clean all utensils
  • Clean up the surrounding area
  • Replace the BBQ cover

Community Documents

The Declaration of Covenants and its recorded amendments are available through the ACS resident portal. The Pool & Pavilion Guidelines and Design Guidelines are also published on this site.
Architectural Review forms and other HOA documents are available through the ACS resident portal.

Maintenance

The Association maintains community-owned common areas and shared amenities. Individual homeowners are responsible for maintaining their own property, including lawns and exteriors, as outlined in the governing documents.
Maintenance concerns involving common areas should be reported to ACS.
Streetlights are maintained by Georgia Power. Report an outage directly through their street light outage form.

Resident Resources

The City of Woodstock contracts with Red Oak Sanitation & Recycling for residential curbside pickup. Current pickup day is Friday. See redoaksanitation.com/woodstock-residents for full schedules, or the Services & Resources page for provider details.
Electric, gas, water/sewer, trash, and internet provider information is available on the Services & Resources page to help residents establish or manage service.
